Cavan Companies Expands Midwest Platform With The Bungalows At Maple Woods In Kansas City

Cavan Companies has entered the Kansas City market with plans for The Bungalows at Maple Woods, a 153-unit single-story Build-to-Rent community sited at the northeast corner of Highway 152 and NE Barry Road in the Northland corridor. The development is planned on a 16-acre site near Maple Woods Community College and established retail corridors in an area with a median household income of approximately $92,000.

Horizontal construction is scheduled to begin in June 2026, with vertical construction expected six to eight months later. The project will deliver a mix of one-, two-, and three-bedroom single-story residences featuring private fenced backyards, garages, and resident amenities including a clubhouse and fitness center.

This project is presented as a strategic expansion of Cavan’s Midwest platform, building on the company’s existing operations in Omaha, Nebraska, where it currently operates two Build-to-Rent communities and is closing on a third. The firm’s stated Midwest growth strategy emphasizes regional density to improve operational efficiencies and support long-term portfolio durability.

Kansas City’s current multifamily fundamentals provide the context for the move. Rents are growing at roughly 3 to 4 percent annually and occupancy sits near 93 percent. New multifamily supply represents about 3.4 percent of existing inventory, a level Cavan describes as a measured development environment relative to several higher-growth Sunbelt metros.

"Kansas City represents the type of market where long-term housing demand and economic stability align," said Norm Miller, Chief Executive Officer of Cavan Companies. "Our approach is centered on building in markets with measured supply growth, strong employment bases, and sustainable absorption trends. We believe Kansas City offers that balance."

For owners and operators tracking Build-to-Rent activity, The Bungalows at Maple Woods underscores continued institutional interest in suburban and for-rent housing product that pairs single-story living and private outdoor space with amenity-driven community services. The timeline and site selection reflect a focus on markets with steady demand and a controlled supply pipeline, factors that influence underwriting, leasing strategies, and long-term operations.

Multifamily Leadership will continue to monitor project milestones and how this development integrates into Kansas City’s broader housing supply and renter demand dynamics.
