Bascom Arizona Ventures Expands Tucson Presence With Acquisition Of Domain Three Twenty One

Bascom Arizona Ventures (BAZV), a subsidiary of Irvine, California-based private equity firm The Bascom Group, has acquired Domain 3201, a 289-unit multifamily property in Tucson, Arizona, for $45.5 million, or $157,439 per unit.

BrightSpire Capital Acquisitions provided debt financing for the transaction, which was arranged by Brian Eisendrath, Cameron Chalfant, Ben Margolis, and Jesse Zarouk of Institutional Property Advisors (IPA). Hamid Panahi, Clint Wadlund, Steve Gebing, and Cliff David of IPA advised both the buyer and seller on the off-market deal. Arizona-based Bryten Real Estate Partners will manage the community.

Constructed in two phases in 1985 and 1990, Domain 3201 is a garden-style property situated on nearly 12.5 acres. The community offers one-, two- and three-bedroom floor plans and an amenity package that includes three swimming pools, two spas, open green spaces, a fitness center, yoga studio, clubhouse, business center, and two pickleball courts. The site is positioned near Interstate 10 with convenient access to employment centers, shopping, dining, and Tucson’s high-density urban village, Uptown, approximately a five-minute drive away.

Domain 3201 represents a value-add opportunity for the new owner. Bascom Arizona Ventures plans a capital improvement program focused on refreshed clubhouse and leasing office spaces, enhancements to pool, spa, and fitness areas, and upgrades to residences aimed at elevating everyday resident experience.

"After the recent acquisition of Retreat at Speedway, BAZV felt now was the right time to expand in Tucson," says Joe Daiutolo, Acquisitions Manager for Bascom Arizona Ventures. "BAZV is tremendously grateful for IPA's trust in our ability to execute an off-market acquisition. We value relationships, don't take these opportunities for granted, and are eager to further enhance the day-to-day resident experience through our value-add program."

This marks BAZV’s second acquisition in 2026, following the purchase of Retreat at Speedway, a 304-unit property acquired for $53.4 million, or $175,658 per unit. Retreat at Speedway was acquired by Bascom’s current fund offering, Bascom Value Added Apartment Investors VI, LLC, which focuses on acquiring communities that can be repositioned through renovations, management improvements, recovery from leverage stress, or acquisition at a discount.

The transaction highlights continued institutional investment into value-add multifamily assets where operational upgrades and targeted capital projects are used to enhance resident offerings and long-term asset performance. Multfamily Leadership will continue to track how capital deployment and hands-on management strategies shape competitive positioning in secondary and tertiary markets like Tucson.
