Balfour Beatty Communities Expands Texas Footprint with Acquisition of Avanti Cityside in Houston

Balfour Beatty Communities has expanded its Texas footprint with the acquisition of Avanti Cityside, a 378-unit multifamily community located in Houston’s Texas Medical Center submarket. The transaction marks the company’s third Texas investment in the last 18 months, following River Pointe in Conroe and The Leonard in Denton.

Avanti Cityside, built in 2007, offers a mix of one-, two- and three-bedroom residences across more than 362,000 square feet of rentable space. The property’s amenity package includes two swimming pools, a fitness center, clubhouse, business facilities, controlled-access entry and landscaped outdoor gathering spaces. Its central location provides convenient access to the Texas Medical Center, Downtown Houston, Rice University, Hermann Park and the Museum District, positioning the community within a diverse employment and institutional corridor.

"Avanti Cityside aligns exceptionally well with our investment strategy of acquiring well-located communities in strong growth markets where we can create additional value through thoughtful capital improvements and operational excellence," said Lisa Dailey, Senior Vice President of Multifamily Acquisitions at Balfour Beatty Communities.

The acquisition strengthens Balfour Beatty Communities’ presence in Houston and adds a strategically located asset to its growing multifamily portfolio. The company identified Avanti Cityside as a value-add opportunity, noting strong leasing activity in already renovated homes as evidence of resident demand for upgraded interiors and modern finishes. Balfour Beatty Communities intends to pursue targeted enhancements to elevate resident experience and support long-term property performance.

"The combination of an established location, compelling market fundamentals, and future growth potential made Avanti Cityside an attractive investment for our team," added Dailey.

For multifamily operators and investors, the deal underscores continued interest in well-located assets near major employment and institutional nodes. As the Texas Medical Center and surrounding employment markets evolve, properties that combine accessibility, amenity depth and upgrade potential remain focal points for value-add strategies and resident retention efforts.

Multifamily Leadership will continue to track how institutional operators translate acquisition activity into operational and capital strategies that shape resident experience and neighborhood-level housing outcomes.
