Advanced Real Estate Strengthens SoCal Presence with Newhope Village Acquisition

Advanced Real Estate, the veteran property acquisition expert based in Irvine, CA, has made a strategic move with the purchase of Newhope Village apartments, further cementing its presence in Southern California. This acquisition adds a considerable asset to its substantial 12,000-unit portfolio, signifying a robust growth in its market dominance.

The acquisition of Newhope Village, a gated, podium-style property ripe with amenities like a pool, fitness center, and tot-lot, comes on the heels of retiring a $9.5 million HUD loan. The game plan includes placing debt on the property to channel more capital into its $100 million+ fund, thereby bolstering its investment capacity.

CEO of Advanced, Rick Julian, remarked on the synergy of this acquisition, "Newhope Village fits perfectly with our surrounding properties. We now have over 1,750 units in the city of Santa Ana. This creates even more efficiencies with management and renovations." Advanced's plan is a testament to their strategic foresight in portfolio alignment and operational optimization.

The blueprint for Newhope Village isn't just about an addition to the portfolio; it’s about value creation through significant renovations. Advanced’s dedicated in-house teams at R3 Construction and Advanced Management Company are set to shepherd a slew of enhancements including in-unit washer and dryers, updated cabinetry, and modern aesthetics.

This strategic acquisition also signals a new chapter for the previous owners, as Paul Julian, President of Advanced and Rick Julian's son, explains. "We were able to acquire this property through a 721 contribution, which allowed a tax-deferred transaction for the family who owned it. They are now partners in our fund and diversified among the other assets." This inventive approach underscores Advanced's ability to facilitate transactions that are mutually beneficial and investment savvy.

Newhope Village is the second property acquisition by Advanced’s newest Opportunity Fund (Advanced Fund 24-3), following the recent purchase of The Cove in West Covina. With plans for multiple acquisitions in Southern California in the pipeline, Advanced is poised for a year of significant expansion.

Advanced's investment philosophy also opens doors for a larger community, with offerings available to its friends and family network, now exceeding 1,000 investors. Rick Julian encapsulates this inviting strategy, "We are always open to welcoming new investors either through cash and retirement investments or through a contribution of their property, like in this case with Newhope Village."

As Advanced Real Estate continues on its trajectory of growth and innovation, its strategic acquisitions and community investment approaches are a clear indicator of a leading company not just expanding its portfolio, but also building robust connections within the industry for sustained progress and prosperity.
